For many assured periodic tenancies, rent increases are handled using Section 13 and the prescribed Form 4A notice. This guide explains the process in plain language. It is document guidance only, not legal advice.
1) Check tenancy type: confirm Section 13 applies to your tenancy before drafting any notice.
2) Use Form 4A: complete the official prescribed structure with accurate tenancy and rent details.
3) Set a valid date: provide at least two calendar months from service date to new rent start date.
4) Serve correctly: use an accepted service method and keep evidence of delivery.
5) Retain records: keep your completed notice and delivery evidence in case of dispute.
