For many assured periodic tenancies in England, a Section 13 rent increase uses the prescribed Form 4A. Since 1 May 2026, contractual rent review clauses are void, regardless of when the tenancy was signed. Other formats alone — a letter, email, or verbal agreement — do not replace the prescribed notice process where Section 13 applies.
At least two calendar months from the date the notice is served to the date the new rent takes effect. If you serve the notice on 1 June, the earliest the new rent can start is 1 August. RentNotice calculates this automatically and will flag if your chosen date is too soon.
Your tenant can accept the new rent (by doing nothing, or by paying it). They can also refer the notice to the First-tier Tribunal (Property Chamber) if they believe the proposed rent is above market rate. Referral doesn't stop the rent increasing; it just sets the final amount.
